I used to do a paper round on that hill as a kid.

I still walk up it quite a bit when Palace are at home, I’ll get a train to Anerley and then walk up the hill to Westow House. But having the Douglas Fir micro pub half way is handy.

I am familiar with that specific location since Mrs F used to have her annual bellydancing shows at the school on the corner. The charitable thing to say about the area around Anerley station would be that there is a lot of potential for it to become up and coming…

If I’m changing lender when remortgaging, should I need a solicitor to get involved at any point, or is that just if I’m moving?

You’ll probably need someone to handle the shuffling of money around on the day your mortgage goes through, but often when you’re changing lender your new one will offer free legals.

If you’e changing lender then a lawyer will need to be involved to discharge the existing standard security and draft and register a new SS in the new lender’s name. (Along with any intercreditor agreements if there are any other charges over the property which the SS needs to rank ahead of). Some lenders will offer a deal which includes free legals from a lawyer off their panel. Otherwise it can be around £200-400 depending on who you use (so if you think you can get a mortgage deal which over the piece will save you more than £400 but you have to pay your own legal fees, go for it as the fees aren’t much anyway).

So we’re due to complete on the 27th March I think, there don’t seem to be any complications or issues, think we’re alright to give notice on our rental place now? Need to do it this week to give a month’s notice, leaving on April 15th…

Because I’m a giant wuss I didn’t hand in my notice until I had the keys to our house in my hand.

we gave notice so that we had a 2 week overlap, couldn’t really afford anything more than that. everything was fine, but we were dealing directly with the actually okay landlord in our old place, so if anything had gone wrong he would have almost certainly let us stay a bit longer.

speak to your solicitor and ask when exchange is likely to happen and if completion is still on for the 27th, and what else is needed. Let them know you need to give notice on your rented property and they can advise you. I’d suggest waiting until exchange if it’s going to happen a week or two before completion.

We accidentally fired the starting gun on ourselves because I went to pick up a package the neighbour over the road had got and had a bit of small talk, and mentioned we’d be moving soon all going well, then realised after that the neighbour is bezzie mates with our landlords AND she mentioned having some friends who were looking for places in our area :expressionless:

Ah - I see that’s already been answered.

That’s the key time - once exchange has happened, nobody can go back on the deal, but until that point the goalposts can continue to move, because undoubtedly someone’s solicitor will have something turn up the morning you hoped it would happen.
