landlord is now saying that they spent £2k repainting, might have to spend £2k on the floors etc, rusty radiators, blocked drains, should I hold my nerve?

Were they painting the walls with liquid gold? Bollocks mate.

It’s also nothing to do with you if they decided to repaint, unless you being there somehow ruined all the walls

2k to paint how many rooms?! Def stand your ground. Or ask if you could go and see what 3 rooms worth of 2k painting looks like because it sounds like something you should see before you die

there are a couple of things. We had 3m command hooks (guaranteed to not damage) holding up surround sound speakers in the living room, at one time the floor became so warped (not our fault) they had to replace it and they decided to repaint at the same time, painters didn’t remove hooks and painted over it, not really our fault. My housemates room had adhesive tape that I couldn’t get off, probably would be fair to charge for that but the landlord said at the time they would have repainted anyway, and yeah £2,000 is crazy, either way he never said at the time the carpet amount was actually a catch all thing, i’ve told them that overcharging for carpet to cover a whole range of things is not the proper way to do things. even if I lost the whole deposit I am willing to stand my ground on this I think. Landlord is a sociology professor, he should be better

I might invoice the landlord for the time he let himself in and knocked over my keyboard and it hit one of my guitars

I was quoted £2500 once by a decorator to decorate the hall and stairs, I literally laughed him out of the house.

My argument is he only ever said the carpet would come out of the deposit, he never indicated he was letting us off for other things, I did know there were a other few little things but his lack of mentioned them made me assume he considered them fair wear and tear, I even told him if there was anything other than the carpet to itemise it by room, so think I can safely say I never accepted that the carpet was actually a catch all thing. i’ve offered £200, based on 29% of residual lifespan of the carpet, when really they weren’t even new when we moved in. Told them i’m happy for the deposit scheme to decide

Sounds like you’ve done all the right things so far and have everything in writing. Isn’t the deposit scheme typically more tenant friendly but just a massive ball ache to go through?

yeah thats what i’ve heard, one thing I am worried about is that the person I dealt with on leaving was actually the landlords partner not the landlord herself, even though he owns the flat, its a weird set up, so maybe anything I agreed with him doesn’t count

they accepted my £200 offer, was kind of getting ready to really dispute it but oh well. Wonder whether it was worth it for the sake of saving £300, caused tension, probably difficult to get a reference if I need it, but oh well, a moral victory at least

Better to get that money now if you need it soon. And trust me, you don’t want to be going through the hassle of the dispute if you can come to a reasonable solution.

Once had a quote of 8.5 grand for knocking a hole in a wall and having a door put in. Got it done for less than 10% of that.

Once had a proper shithouse landlord who crammed six people into a 4-bed (max) house, he was a prick.

Once had another landlady who had lived in the house for years, but had recently remarried, and basically viewed all the tenants as her children. She was super nice, and once let me not pay my rent for about 3 months due to gaps in pay (new jobs etc).

That is crazy. I’d have to wonder if they just didn’t want the work quoting that much. Or else, yeah, landlords will sign off on anything because they’re raking it in.

I’ve never had a particularly great relationship with a landlord but I’ve never been a bad tenant so there is that.
