Could you fix the problems out of your own pocket with the written agreement that the landlord has to reimburse you? Most landlords are just lazy and disorganised but have plenty of money so this can work sometimes…

Considering theyre trying to charge us for work that they havent actually done, i dont think that would go down too well. They arent lazy, theyre like failed city boy wankers who try to charge extortionate fees for basic maintenance requests.

i’m standing down for the moment, i emailed another person in the organisation who i previously dealt with and at least for the minute they seem to be actually addressing our concerns so will see how that goes.

No need to apologise. I actually do appreciate the hell that a lot of tenants go through with bad landlords.

Can you take them to the small claims court?
It worked for me when I was owed a similar amount from a tenant.

My Housemate was WFH today as the landlord was coming round to get a valuation of the flat.

Been told he was there for about 5 minutes and just went round and measured every room.

I originally assumed he was just getting it valued to remortgage the place but surely you don’t need a detailed room plan for that? The more I think about it the more it sounds like a floor plan like you would have if you were selling. Am I just worrying unnecessarily?

bet they expect that to be paid for a fee for entering the draw or something
